20% of the total let + VAT
Setting up property for short let – by individual negotiation

HMOs

HMOs (unlicensed)
15% of monthly rent + VAT plus set up fee of £600
HMOs (licensed)
17.5% of monthly rent + VAT plus set of £1,000 (plus the cost of the licence)

Other Fees

Set up tenancy – preparing a tenancy agreement, including any special clauses, and arranging the completion and signature by both parties: £360 / £600 (unlicensed HMOs)

Inventory and check-in – an independent inventory clerk will prepare an inventory and meet with the tenant at check-in. The cost will vary depending on the size of the property and level of furnishings – from £120

Pre-tenancy professional cleaning – the costs will vary depending on the size of the property – from £100

Check-out – an independent inventory clerk will prepare the check-out report with the tenant at the property at the end of the tenancy – from £120

Energy Performance Certificate (EPC) – £75

Gas Safety Certificate – £90

Gas Safety Certificate and Boiler Service – a registered contractor to visit the property to test the smoke/heat alarm(s) and carbon monoxide detector, carry out a gas safety check and service the boiler – £160.00

Portable Appliance Test – a qualified contractor will carry out a PAT test – £75

Registering the deposit – £60

Overseas Landlords not holding an HMRC Exemption Certificate – a charge for submitting quarterly returns of tax withheld to HM Revenue and Customs – £50 pa

Court Attendance – by special arrangement to appear at Court or before a Tribunal – £250 per day, or part thereof

Additional Visits to Managed Properties – we inspect properties either annually or bi-annually. If we are required to make further visits to properties in relation to monitoring further work, these will be charged at – £100

Renewal or Extension of a tenancy – £120
